Welcome to PoolStayz (“we”, “our”, “the Platform”). By accessing or using poolstayz.com you agree to these Terms of Service. Please read them carefully before making or accepting a booking.

1. The Platform

PoolStayz is an online marketplace that connects guests seeking short-term pool-stay accommodation with hosts who list their properties. We are not a party to the agreement between host and guest; we provide the technology to facilitate those bookings.

2. Eligibility

You must be at least 18 years old to create an account or make a booking.
By registering, you confirm that the information you provide is accurate and complete.
One person may not maintain more than one guest account.

3. Bookings & Payments

All prices are in Malaysian Ringgit (MYR) and inclusive of any applicable taxes unless stated otherwise.
Bookings are confirmed only after full payment is received and a confirmation email is sent.
Payments are processed via Billplz, a licensed Malaysian payment gateway. PoolStayz does not store card details.
A platform service fee of 10% is charged on each booking. Hosts receive 90% of the booking amount.

4. Cancellation Policy

7 or more days before check-in: Full refund of the booking amount.
Less than 7 days before check-in: No refund.

Refunds are processed within 7–14 business days to the original payment method.

5. Host Responsibilities

Hosts must ensure listings are accurate, up-to-date, and comply with local laws and council requirements.
Hosts are responsible for maintaining the property in a safe and clean condition.
Hosts must honour confirmed bookings. Last-minute cancellations by hosts may result in penalties or removal from the platform.

6. Guest Responsibilities

Guests must treat the property with care and respect house rules set by the host.
Guests are liable for any damage caused to the property during their stay.
Guests may not exceed the maximum number of guests stated in the listing.
Illegal activities on the premises are strictly prohibited.

7. Prohibited Conduct

You may not use PoolStayz to:

Post false, misleading, or fraudulent listings or reviews.
Circumvent platform fees by arranging bookings outside the platform.
Harass, threaten, or discriminate against other users.
Upload content that infringes intellectual property rights.

8. Intellectual Property

All content on PoolStayz — including logos, design, and software — is owned by or licensed to PoolStayz. You may not reproduce, distribute, or create derivative works without written permission.

9. Limitation of Liability

PoolStayz is provided “as is”. To the maximum extent permitted by Malaysian law, we exclude all liability for indirect, incidental, or consequential losses arising from your use of the platform, including disputes between guests and hosts.

10. Governing Law

These Terms are governed by the laws of Malaysia. Any disputes shall be subject to the exclusive jurisdiction of the courts of Malaysia.

11. Changes to These Terms

We may update these Terms from time to time. We will notify registered users by email at least 14 days before material changes take effect. Continued use of the platform after that date constitutes acceptance of the new Terms.
